To Whom It May Concern
As a Realtor in the Austin area for the past five years, I have had mixed experiences with a menagerie of vendors, much like other Realtors. Naturally, once we had had a positive experience with an individual or a company, we tend to refer them to others, as we now refer Derek Foley, Masada Roofing, Inc.
Negotiations during the Option Period of a contract are critical, and sometimes tense, for both the Buyer and Seller. Should the Buyer’s Professional Property Inspection Report reveal roof damage, suggesting repair and /or replacement, it is common for the Buyer to ask the Seller to complete the work, prior to closing and funding, and bear all or part of the cost, or possibly reduce the sales price accordingly.
As we know, this may intensify already elevated emotions. It takes a special talent to sit down with the Seller and/or the Buyer and rationally explain the options available. When damage is a direct result of Acts of God; i.e., wind or storm or hail damage, it may be prudent to consult with the Seller’s insurance to seek coverage under policy – or cover costs covered out-of-pocket.
For the contractual parties this maze of confusion, along with a possible closing delay, may further escalate emotions. Derek Foley handles these situations with finesse, lending his expertise of the roofing trade, and coupling his ability to work in a heart-felt way with folks who are already under duress. Explaining the different avenues available to them, along with the seemingly endless stack of mandated forms and approvals, Derek has circumvented difficulties and has still met our time-sensitive closing date deadlines.
Derek is forthright and honest. We asked Derek to view a property he had recently purchased. A previous inspection report revealed superficial roof damage, but we wanted a solid second opinion. He knew we were prepared to have the work done if necessary. Derek personally examined the roof, thoroughly explained his findings, and assured us the roof was in good order instead of fabricating a slam-dunk repair order.
